Cleaning student houses across the city
Smart Services is a family-run cleaning company based in Eastbourne, and we handle student let cleaning in Brighton for landlords, HMO owners and letting agents right across the city and Hove. We take the house back to a lettable standard once the tenants have gone, clearing what has been left behind, deep cleaning every room, and telling you honestly what needs repairing before the next group moves in. Brighton is one of the busiest student cities in the country, and the changeover window is short. We work to it.
Why the Brighton changeover is so tight
Most student tenancies in the city run out in late June or July, and the new agreements start in August or September. That leaves a few weeks to empty the house, clean it, fix whatever broke, and get it photographed and ready. Brighton’s four, five, six and seven bed shares are the ones that cause the most trouble, because a house that size can hold a year of accumulated grease, limescale and abandoned furniture.
There is also the volume problem. Every landlord on your street is trying to book a cleaner in the same fortnight, and the reliable ones fill their diaries by May. If your clean slips, your viewings slip, and you are still showing a dirty kitchen in September while a competing house down the road is already let.
Add the city’s practical headaches, permit-only parking, no loading bays on the terraces, and steep stairs on the Elm Grove and Hanover streets, and you want a team that has done this locally before.
What our student let cleaning in Brighton covers
We start with the clearance, because that is usually the biggest job. Mattresses, broken desks, sofas, bagged rubbish and everything abandoned in the garden or the cellar gets removed under our licensed waste removal and clearance service, so nothing is fly-tipped in your name.
Then the clean itself. Kitchens are degreased throughout, ovens, hobs, extractors and grill pans included, fridges and freezers emptied, defrosted and washed out, and cupboards cleaned inside. Bathrooms are descaled, sanitised and scrubbed, including the shower screens, grout and extractor vents that student houses always need. Bedrooms are cleared, dusted, wiped down and vacuumed, with mattresses turned and checked. Skirtings, doors, switches, radiators, windowsills and internal glass are all done.
Carpets in student houses take a beating, so we can add carpet and upholstery cleaning to lift the stains that a vacuum will not touch. If you are moving the property onto a professional tenancy instead, our end of tenancy cleaning meets the standard an inventory clerk checks against. For blocks and shared buildings, we also look after communal areas on a regular schedule.
