What property let cleaning involves
Property let cleaning is the work that happens around a residential tenancy rather than during it. We clean rental properties across Eastbourne and East Sussex at the end of a tenancy, during a void period, and before a new tenant takes the keys, working to the standard an inventory clerk will actually sign off. A full let clean covers every room, kitchen appliances including the oven, extractor and fridge freezer, the inside of every cupboard and wardrobe, bathrooms descaled and sanitised, internal windows, skirtings, door frames, light fittings and switches, and floors throughout. Working to the inventory
Most disputes over a protected deposit come down to cleaning, and most of those come down to a handful of predictable items. Ovens, extractor filters, the seals on a washing machine, limescale in a shower, the tops of kitchen units and the backs of cupboards.
We clean to the check out report rather than to a general idea of tidy. If you send us the inventory or the clerk’s requirements, we will work from that document, and if there is something in the property that cleaning will not resolve, such as a stained carpet or a damaged worktop, we will tell you before the clerk does.
Void periods and turnarounds
An empty property costs a landlord money every week, so the gap between tenancies is worth keeping short. We can usually be in within a day or two of a tenant leaving, and for agents managing several properties we hold keys and let ourselves in rather than waiting on somebody to meet us.
If a property has been empty a while it will need more than a let clean. Dust settles, drains dry out and smell, and damp appears in properties that have not been heated. We deal with all of that as part of the turnaround rather than treating it as a surprise.
Landlords with more than one property
If you hold a portfolio, we will work to a schedule across it and invoice monthly rather than job by job. That covers end of tenancy cleans as they arise, the communal areas of any blocks you manage on a weekly or fortnightly rota, and periodic deep cleans on longer tenancies where the agreement allows.
